Project Description:

Maluohai Village is a residential community developed by the State of Hawaii for Native Hawaiians. It is an element of the master-planned community called the Villages of Kapolei. Occupying 38 acres, Maluohai Village consists of 111 single-family homes, 80 single-family rentals, and 35 self-help homes.

RMTC provided project management, construction management, and civil and architectural inspections for the site work, infrastructure improvements such as roads, water lines, sewer lines, drain lines, landscaping, electrical/telephone/cable lines), and single-family dwellings.

The primary challenge for RMTC's construction managers at Maluohai Village was the tight schedule for delivery of homes. In addition, RMTC was responsible for coordinating the schedules of the site work, the infrastructure contractor, the house contractor for the 111 “for sale” homes, the “rent -to-own” house contractor, and the self-help group. At any one time, up to three contractors occupied the site. RMTC construction managers successfully facilitated and mediated any conflicts that arose under these complicated and time-pressured circumstances.
